Texas homes have appreciated around 9.6% between 2002 and 2005, much slower than the 33% national average. So while many of the hot-markets are now seeing depreciation of home prices in 2006, Texas equity remains stable.

For those with poor credit, it means that you can still get help with high interest debt, college bills, or home improvement projects with a home equity loan.

Even with bad credit, you have a number of loan options when applying for an equity loan. You can choose to have a lump sum payment with a second mortgage – a good choice for paying off credit cards. The other option is a line of credit – so you borrow as needed. You also have options on repayment terms and rate structures.

With poor credit, you can choose to work with your current lending company or one of Texas’ 400 licensed mortgage lenders. In most cases, you will find a lower rate loan by selecting a different lender.

If you are interested in getting the cheapest home equity loan, then submit your loan application online. Many lenders will reduce your interest rates or waive application fees if you do this. Online applications are cheaper to process, so lenders offer the incentive.

You will also want to lock in rates when you find a good deal. Just like with a primary mortgage, equity loan rates can fluctuate daily. So remember loan quotes are only good for a short period of time.
